Description Position Overview The Global Treasury department
determines the financial instruments for new hotel development
transactions and financial restructuring for capital investments.
The SVP, Hotel Finance & Capital Markets will provide leadership
and oversight on Marriott's loan, guaranty, equity, and lease
transactions in support of new development, asset sales, asset
management and property refurbishment programs. Working closely
with internal and external stakeholders, including business
leaders, bankers, and executives/principals of owners/franchisees,
the SVP will be responsible for structuring, negotiating and
closing project specific transactions utilizing Marriott Capital.
The SVP will also identify and arrange third-party financing
alternatives for potential owners/investors and franchisees. Key
Responsibilities - Develop relationships with global capital
sources to finance lodging projects and facilitate new unit growth.
- Underwrite structure, negotiate and approve the terms and
conditions of capital investments that take the form of loans,
leases and contingent liabilities. - Monitor/manage Mi's exposure
in construction projects and recommend solutions to problem
property situations including restructuring Mi's capital
involvement in projects as needed to protect Marriott's balance
sheet exposure. - Identify opportunities to optimize Marriott's
growth potential and enhance Marriott's long-term ROIC. - Identify
opportunities to restructure asset intensive businesses and/or sell
notes and other assets on MI’s balance sheet to reduce exposure. -
Establish the market criteria for valuation purposes and capital
recyclability. - Develop and maintain strong relationships with
Corporate and Continent leadership as well as key influencers in
the real estate lending/investing industry - Champion excellence in
business ethics and integrity, social responsibility,
cross-cultural effectiveness, and associate engagement. - Performs
other duties as assigned to meet business needs. Qualifications -
Education and Experience: • Bachelor’s in Finance, Business
Administration or related discipline required. MBA, or equivalent,
preferred. • 10 year’s experience in real estate lending, loan
documentation, credit/financial analysis, investment banking or
commercial banking environment. • Demonstrated success in
establishing financial projections, identifying risks, and
potential financial exposure. - Knowledge and Skills: • Results
oriented. Delivers results under difficult conditions and
demonstrates balanced judgment under pressure. • Strong working
knowledge of real estate and capital markets, including first
mortgage and mezzanine financings. • Ability to create innovative
approaches to structuring deals and transactions, including the
management of financial aspects of a deal and the key relationships
of all parties involved. • Excellent technical finance and
analytical skills. Proven understanding of economic valuation
theories and processes. Ability to comprehend complicated operating
and financial agreements. • Ability to take large volumes of
complex information and present it in a clear and concise manner
appropriate for senior management decision-making. • Ability to
sell ideas persuasively, settle differences, and win concessions
without damaging relationships. • Excellent interpersonal skills.
